Are there any Real Estate agents out there?

Other details include: We’re in Hawaii, and the houses here are between 500-750K. We’re not looking for anything fancy, and we realize we’ll be paying for a while, but what are our chances realistically?

Your chances are slim and that’s being nice.
If none of you have much credit and don’t have the money to put a down payment down then you will not get approved for a loan (especially for a house that is between $500,000-$750,000).
Also, you said you don’t want to rent because you are afraid of getting kicked out- why would you get kicked out? If you didn’t pay rent then you would be evicted, but the same goes for a house. If you do not pay your monthly mortgage payment then your house will go into foreclosure and you will lose it.
You need to wait until you have money saved up and until then you’ll just have to rent.

A 30 year fixed rate at 7% on $500,000 = $3326.51. You said you could buy for about the same price as you are paying for rent; is that what you are paying in rent?

1. See a bank Loan Officer or Mortgage Broker and get prequalified to find what price home you can afford.
2. Have a Realtor show you homes in that price range.
3. Make your decision.
