		<description>As you may be aware, there are several versions of the real estate exam, and you will get ONE of them when you take the test.  If you fail, you probably won't get the same version the next time.  If you are sitting in close proximity to someone else taking the exam, chances are strong that person won't have the same version you are taking.

The questions vary from version to version, and you frankly need to be aware of the answers to most anything.  Review your material regularly prior to the exam, and do a thorough review to refresh yourself right before you start the exam.

In my state, three hours and thirty minutes are allotted to complete the test.  I took three hours and fifteen minutes to complete mine and passed with flying colors on the first try.</description>

study the definition of fiduciary;
which means the loyalty one owes
to one's client.  IF you list properties
you have a fiduciary to the owner/seller of the property.  

if you decide to not list properties but
instead, find properties for buyers,
that is a different matter entirely.

In most all states, DUAL agency
is still permitted and it should not
be!  

Being fair [part of the law] and
having fiduciary is not the same.
when you have an allegience to
someone, you have a HIGHER
duty to them then to anyone else
in that specific transaction.

STudy the math of real estate,
commissions, sales prices and
comps.

IN HA, property may be listed even
though it is out of code.  BE very careful about that!

NAR, nat'l assn of Realtors, costs plenty of money and i have found
a lot of conflict of interest being a member [a lot of federal lawsuits
are in play now against NAR.]
